Oceanfront Opulence: Crown Manor in Coronado Reigns Over the Market Again

One of the most iconic estates in the exclusive enclave of Coronado, CA, is back on the market. Three years ago, the grand estate known as Crown Manor was available for $25 million.

It’s returned with all sorts of new features, as well as a new price—$34 million.

Like Hearst Castle, Crown Manor is noted for its historical glory and its exquisite architecture. And like Hearst’s grand residence in San Simeon, CA, this mansion was also famous for its extravagant parties and the glitterati who attended. Politicians, movie stars, and heads of state have all kicked up their heels at Crown Manor.

Among the most notable was President Bill Clinton, who spent many nights there, and reportedly thought of it as his West Coast White House, according to the listing agent, Scott Aurich of Pacific Sotheby’s International Realty.

Aurich mentions that locals got a big kick out of seeing Clinton playing golf in the area or running on the beach with U.S. Navy SEALs.

And speaking of the beach, Crown Manor sits on an elevated ocean front lot.

“There’s no other property like it on Coronado,” Aurich notes. “It’s very close to the Hotel Del [the world-famous Hotel del Coronado], and you can walk to all the shops and restaurants.”

Larry Lawrence, the lively former owner of the Hotel del Coronado, owned the manor for a time. He made a number of updates, while being careful not to ruin the home’s historical nuances.

Many of those historic highlights can be glimpsed in the home’s photos. The 11-bedroom, 17.5-bathroom property was built in 1902 by the esteemed architectural duo of William Sterling Hebbard and Irving John Gill. They designed the home for a banker turned rancher, Bartlett Richards, and his wife, Inez. Over the past century-plus, it has had only eight owners, Aurich says.

Hebbard and Gill designed the 22,997-square-foot home in the Tudor Revival style, which was particularly fashionable at the time. The gabled roofs and stately red-brick exterior were hallmarks of the period.

The interior includes such elegant touches as gold-leafed ceilings, elaborate moldings, marble floors, jeweled chandeliers, and themed murals. Many of these elements have been preserved and restored.

Fancy spaces in the vast mansion include a formal living room, billiard-room, music room, a salon with gold-leaf ceiling, a formal dining room that can easily seat up to 20 people, and a ballroom.

If those grand rooms aren’t enough for a high-net-worth buyer, the property includes a beauty salon, gym, wine cellar, sauna, saltwater pool, and staff quarters.

Also included are over a half-million dollars of carpets, woven by the rugmaker for the White House, according to Aurich. He added that all the furnishings seen in the listing photos can be negotiated into a final sale.

As for the 36% price increase, from $25 million to $34 million?

The current owner has made a huge number of improvements, says Aurich. As in more than $6 million worth of improvements—especially to the home’s infrastructure. They include a new roof, a HEPA air purification system, a beautifully remodeled kitchen, and a variety of other updates.

Aurich sees the mansion as an ideal getaway for a large extended family or perhaps a corporate conference facility.

The agent claims that any buyer will score a relative bargain. For one thing, the mansion falls within California’s Mills Act, which basically translates into property taxes that are about 10% of what they’d be otherwise, according to Aurich.

And even at $34 million, the price per square foot comes out at $1,400. Considerably smaller homes in Coronado have sold for as much as $3,000 per square foot.

“If you’re going by square footage, it’s a steal,” says Aurich.
